Consultant/OwnerThe accepted definintion of "market value" assumes cash terms and fails to account for leverage, availability of credit, cost of financing, etc. This increase in cash deals suggest to me that we are nearing what might be an equilbrium BUT swinging pendulums tend to swing both directions.
