A REIT may also be less attractive to clients in higher-income states due to the reduction of state and local tax deductions, according to Fosselman.

“The majority of REIT appreciation is in the form of distributions that are taxable, though at a lower rate,” he pointed out. “By contrast, an individual who has seen their taxes go up due to lower itemized deductions may prefer investment options that generate capital appreciation.”
